Die ehemalige Bundeshauptstadt und Universitätsstadt Bonn ist als Wohn- und Geschäftsstandort mit steigender Tendenz gefragt. Exklusiv befinden sich in Bonn Organisationen der Vereinten Nationen sowie mehrere Bundesministerien. Neben der reizvollen landschaftlichen Lage und einer vorteilhaften Verkehrsinfrastruktur überzeugen auch das Stadtbild sowie das ansprechende internationale Flair. Dazu tragen auch zahlreiche kulturelle und sportliche Veranstaltungen bei.

Die Bevölkerungszahlen zeigen angesichts der hohen Lebensqualität und den Beschäftigungsmöglichkeiten vieler neuer und expandierender Unternehmen ein stetiges Wachstum. Zahlreiche hochwertige Gebäude befinden sich im Bau sowie in der Planung. Vor diesem Hintergrund bestimmt sich die Nachfrage und Preisentwicklung auf dem Wohnungs- und Immobilienmarkt.

Die Miet- und Immobilienpreise steigen auch in Bonn 2017 weiter an

Die Nachfrage hat ihren Preis: Die dynamische Preisentwicklung auf dem Wohnungsmarkt hält auch im Jahr 2017 an. Damit liegt Bonn im Trend der Preisentwicklung bundesweit vergleichbarer Ballungsgebiete. Vor allem bei den Kaufpreisen werden deutliche Erhöhungen prognostiziert. Laut einer Mitteilung des Direktors des Deutschen Mieterbunds, Lukas Siebenkotten, werden begehrte Wohnungen für Käufer und Mieter weiter teurer. Ein wesentlicher Grund dafür sei, dass immer noch Hunderttausende Wohnungen fehlen würden. Daher sei zu vermuten, dass sich die Preisspirale weiter drehen werde und die Menschen im Jahr 2017 noch etwas tiefer in die Tasche greifen müssten. Dies sei die übereinstimmende prognostische Bewertung der Experten.

„Vor dem Hintergrund der Gesamtentwicklung zeichnet sich ein Preisanstieg bei Wohnimmobilien auch in ländlichen Bereichen ab“, so Peter Ache, der Geschäftsstellenleiter des Arbeitskreises der Oberen Gutachterausschüsse. Dies teilte er der Deutschen Presseagentur aus den übergreifenden Erkenntnissen der Kaufverträge mit. Asche gab an, dass nach den bisher vorliegenden Daten der Investitionsumfang weiter gestiegen sei. Ergänzend weist der Mieterbund darauf hin, dass im Jahr 2016 auch die Mieten gestiegen seien. In Großstätten habe die Mietpreiserhöhung im Durchschnitt sogar sieben bis acht Prozent betragen. Siebenkotten sagte, es gebe keinen Anhaltspunkt dafür, dass die Mieten im Jahr 2017 geringer anstiegen. Aufgrund der schwächeren Nachfrage in den ländlichen Bereichen sei der Markt jedoch als stabil einzuschätzen. Der Direktor des Deutschen Mieterbunds betonte, dass für junge Menschen nach wie vor das Ziel die Großstädte seien. Im Unterschied zu früher verblieben sie dort zunehmend auch auf Dauer.

Gemäß der übereinstimmenden Prognose der Wohnungsunternehmen werde sich die Wohnsituation in Ballungsräumen weiter anspannen. Der Präsident des Branchenverbands GdW, Axel Gedaschko, bemerkte dazu kritisch, dass sich der Wohnungsraummangel trotz steigender Baugenehmigungen weiter verschärfe. In Deutschland fehlten derzeit ungefähr 850.000 Wohnungen. Es sei unzureichend, nur dichter und höher zu bauen. Laut Gedaschko sei neben dem Bedarf an Verdichtung in den vorhandenen Wohnbereichen auch die Planung und Erschließung neuer Stadtteile notwendig. Nach dem gemeinsamen Appell von Mieter- und Wohnungsverbänden sollten Grundstücke mit Mietpreisbindung günstiger zu erwerben sein. Außerdem sollten Wohnprojekte mit durchgängig geringen Mieten als Ausgleich staatlich bezuschusst werden.

Die derzeitige Entwicklung verheißt für Baufirmen über Jahre eine hervorragende Geschäftslage. Der Hauptgeschäftsführer des Zentralverbands Deutsches Baugewerbe, Felix Paklepp, blickt daher optimistisch in die Zukunft. Es sei ein außerordentlich positives Jahr für den Wohnungsbau gewesen und er hoffe, dass sich die Nachfrageentwicklung innerhalb der nächsten Jahre fortsetze. Trotz der deutlichen Konjunkturbelebung seien die Gewinnmöglichkeiten für die Bauunternehmen durch die hohen Baunebenkosten eingeschränkt. Die Höhe der Nebenkosten-Abrechnungen für Mieter sei für das Jahr 2017 aufgrund der Energiepreisentwicklung nur schwer kalkulierbar, so die Einschätzung des Mieterbunds. Die Kosten für Ölheizungen orientierten sich am Kaufpreis. Dieser sei je nach Kaufdatum erheblichen Schwankungen unterworfen.
