Finden Sie den besten Makler in Ihrer Region. So ähnlich werben in letzter Zeit einige Firmen im Internet damit, kostenlos den besten Immobilienmakler für Ihren geplanten Immobilienverkauf zu finden.

Unser geschätzter Kollege Thomas Rupp von der Firma Immofex im Selbsttest mit interessanten Ergebnissen:

Makler werden auf Herz und Nieren geprüft, usw. lauten die Versprechungen.

Natürlich bin ich als Immobilienmakler daran interessiert, auf diesem Wege neue Kunden zu gewinnen und habe mich daher bei mehreren dieser Firmen informiert:

Um in den Pool der empfehlenswerten Makler aufgenommen zu werden, müßte ich zunächst eine Gebühr bezahlen

Einmalig 900€ bis 2000€

Weiterhin fällt ein monatlicher Beitrag für das Empfehlungsmanagement an, so 30€ bis 50€.

Wie aus dem Fernsehen bekannt, sind Makler grundsätzlich reich, also fallen solche Beträge kaum ins Gewicht…

Weiterhin die Verpflichtung eingehen, im Falle eines erfolgreich vermittelten Immobiliengeschäftes bis zu 35% der eingenommenen Gesamtprovision an die jeweilige Empfehlungsfirma abzutreten.

Es gibt einen Gebietsschutz. Wer zuerst kommt, sichert sich ein „Empfehlungsgebiet“.

Gibt es also in meiner Nähe Makler, deren Dienstleistung und Fachwissen gleich oder sogar viel besser sind als meine, dann haben diese trotzdem keine Chance mehr, von der jeweiligen Agentur empfohlen zu werden, wenn ich mich schon vorher angemeldet (und bezahlt) habe.

Die meisten dieser Firmen verlangen keinen Befähigungsnachweis, oft noch nicht einmal einen Gewerbeschein!

Die Übermittlung von ein paar Empfehlungsschreiben meiner zufriedenen Kunden wäre auch möglich und hilfreich, aber nicht unbedingt notwendig.

Geprüfte Makler sollten sich in Österreich zumindest durch eine Immobiliencard der Wirtschaftskammer ausweisen können, nicht einmal danach wird gefragt!

Wer also über eine solche Empfehlungsfirma einen TOP Makler sucht, bekommt zumindest einen empfohlen, der mehr von seiner Courtage für einen Neukunden bezahlen will und kann, als ihm selbst davon netto übrigbleibt.

Kennen Sie eine seriöse Firma, egal in welcher Branche die 35% ihres Umsatzes für eine Neukundenempfehlung bezahlen kann?

Ich nehme an, daß dabei irgendwo der Umfang und die Qualität der Dienstleistung auf der Strecke bleibt.

Dieser beste Makler führt dann (kostenlos) eine Marktwertberechnung durch, und hofft auf einen Vermittlungsauftrag.

Im meinem Geschäft gehört die professionelle Bewertung von Immobilien zum täglich Brot.

Dies ist umfangreich, zeitaufwändig und kann keinesfalls adäquat kostenlos vor Ort durchgeführt werden. Dazu gehört umfangreiche Marktkenntnis, Einholen von Vergleichswerten, detaillierte Abwägung wertbeeinflussender Faktoren, usw.

Eine reine „Erfahrungsschätzung“ hält keiner genauen Überprüfung stand.

Es ist sicher schwierig, aus der Vielzahl von Maklerbüros das beste zu finden.

Ob eine Empfehlung durch kostenlose Maklerfinder dabei der beste Weg ist, sollte schon hinterfragt werden.
